A hotel-restaurant complex with a SPA area and a conference hall on the district road of the city of Rivne.

My name is Denys Kosyuga, I have been opening and managing restaurants for 12 years, I started my way to the restaurant business when I was still a student, having worked my way up from a bartender to the owner of a chain of restaurants. None of the restaurants I have opened have ever closed and are always commercially successful even during COVID and martial law in Ukraine

Since 2012, our team has opened 3 successful projects and is in the process of launching a 4th meat restaurant called "Black Bone"

  • Beer restaurant "Three Elephants", which has been successfully operating since 2012 and receives an average of 59,000 visitors every year, and has stable profitability indicators of 27% per annum
  • Restaurant of Georgian cuisine "Puri", 2016, a restaurant with an area of 800 sq.m. that can accommodate up to 200 visitors at the same time and with an annual visit of 90,000 people, and a stable profitability of 29% per annum
  • Italian restaurant "Egoista" - in the very center of the city of Rivne with an annual visit of 60,000 people and an annual profit of 22%
    And now I want to tell you about our biggest project, which will be located on the regional road of Rivne

The area of the territory is 2.1 hectares, and the entrance and exit from the M-01 highway are 100 meters away

Hotel, 38 rooms of standard, improved, and luxury categories

Spa complex for 300 visitors with a summer and winter working cycle

Restaurant with an area of 800 square meters for 200 visitors

Conference hall for 500 visitors with the possibility of holding conferences

Why here?

This is a safe region, there were no hostilities in the city of Rivne and no destruction of infrastructure, the distance to the front line is 950 kilometers, or 12 hours by car

The change in the logistics picture, all airports and seaports in Ukraine are closed, and their recovery, so the load on the main highway, where the OMEGA project is located, and the convergence of all roads leading to the western border, has increased by 3 times

Significant population growth, in connection with internal resettlement and the transfer of enterprises from the frontline regions, the population of the region and economic activity have increased significantly, as well as the need for infrastructure facilities

Hotel

is the largest and main object of the complex, it will have a direct connection with the event hall and the spa area. This will make it possible to receive both event visitors and those who are simply staying at the hotel. Rooms overlook the quiet courtyard and pool and spa area

  1. 1 Who owns the company's land and how is real estate registered?

    The land belongs to "Omega" LLC, a company in which you will acquire a share through your investment.

  2. 2 How will operational reporting be provided?

    You can familiarize yourself with the reporting template in the Documents section, as well as all primary documentation will be available to you as an investor, and by making a request you can get access to accounting systems.

  3. 3 Is investment income taxable?

    Yes, you are required to pay taxes. For dividends, the tax is 10.5% (9% personal income tax + 1.5% military levy). For income from the sale of securities, the tax is 19.5% (18% personal income tax + 1.5% military levy). We provide all the necessary information for declaring income.

  4. 4 How will dividends be paid?

    At the end of each year, dividends will be credited to your balance, which you can withdraw to your personal bank account in the "Balance" section. Payment will be made within the period specified in your contract, usually no more than 7 days.

  5. 5 Can I influence the work of the company?

    Yes, you will receive notifications about the company's work, you will be able to participate in voting and submit your proposals for consideration or voting. There will also be regular investor meetings every six months, to which you will be invited.
